Do I need an existing Airbnb listing?

No. We work with both existing Airbnb hosts and property owners starting from scratch. If your property is new to Airbnb, our £295 setup package covers the initial listing setup and launch process.

What is included in the £295 setup package?

The setup package includes the initial property-readiness review, Airbnb account and listing setup, listing copy and positioning, initial pricing strategy, house rules, check-in and checkout instructions, digital guest information, cleaning setup and coordination, listing photography where suitable, and listing launch.

How quickly can my property go live?

Most suitable properties can be prepared and launched within approximately 7–14 working days once the property is guest-ready and the required owner documentation, access arrangements and photography are available.

Does my property need to be furnished?

Accepted Answer

Yes. Properties should already be furnished and substantially guest-ready before onboarding. We can provide a practical preparation list if smaller improvements or additions are needed before launch.

Do I have to book a call before getting started?

No. You can estimate your earnings and submit your property details online without booking a call. A call is available if you would prefer to speak before proceeding.

How much does Airbnb management cost?

Our ongoing management fee is 15% of accommodation revenue. Cleaning is normally recovered from guests through the Airbnb cleaning fee, and other property-specific expenses are kept separate from our fee.

How is the 15% management fee calculated?

The fee is calculated on gross accommodation revenue from confirmed Airbnb bookings before Airbnb platform fees. Cleaning charges, taxes, refundable deposits and guest damage payments are excluded.

Cleaning is normally recovered from guests through the Airbnb cleaning fee rather than absorbed by the owner. We coordinate the cleaners and the quality standard between stays, and cleaning costs are kept separate from our 15% management fee.

How do you work to improve what my property earns?

Pricing is reviewed and adjusted daily against demand, seasonality, booking pace, availability and local market conditions, including university terms, graduations and events in Oxfordshire. Alongside pricing we keep working the listing, photography, guest experience and reviews. The aim is to balance revenue and occupancy over time, and no specific revenue outcome can be guaranteed.

Who receives the Airbnb payouts?

The property owner retains ownership of the Airbnb account and listing. Payout arrangements can be agreed during onboarding, with clear reporting provided so you can see booking and income performance.

Can I still access my Airbnb account?

Accepted Answer

Yes. You should retain ownership of your Airbnb listing and account. The Oxford Host Co. can be added as a co-host with the appropriate permissions.

Who will manage my property?

You will have a dedicated property manager as your main point of contact. They know your property, oversee the day-to-day Airbnb operation including the listing, guest communication and screening, pricing, cleaning coordination and owner updates, and are locally accountable for how the property is looked after and presented.

Do you screen guests?

Yes. We review the guest profile, the booking context and the information available through Airbnb, particularly where a booking looks unusual or higher risk. We do not carry out background checks or identity investigations.

Do you check on the property itself?

Yes. Because we are based locally, we can look at the condition and presentation of the property rather than managing it remotely from a dashboard. Quality checks happen around changeovers and at other points where it is useful, and we flag anything that needs your attention.

Do you provide cleaning?

We can help coordinate trusted local contractors for urgent or guest-impacting property issues. Repair decisions, contractor approval and all associated costs remain the responsibility of the property owner.

What happens if a guest reports an urgent issue?

We provide basic troubleshooting, keep the guest informed and notify the owner promptly. Where required, we can help coordinate an approved local contractor. The owner remains responsible for approving repairs and associated costs.

What happens during evenings and weekends?

Guest communication and day-to-day hosting support continue outside normal working hours where required, including guest queries and stay-related issues.

Do I need permission to use my property as a short-term let?

Property owners are responsible for ensuring they have any permissions required for short-term letting, including any relevant mortgage, lease, freeholder, planning or local authority requirements.

Who is responsible for legal and safety compliance?

The property owner remains responsible for ensuring the property meets all applicable legal, safety and regulatory requirements, including relevant fire, gas, electrical and other safety obligations. The Oxford Host Co. can provide general preparation guidance but does not provide legal advice, licences or safety certification.

Do I need specific insurance?

Owners are responsible for maintaining appropriate insurance for the property and its use as short-term accommodation. Airbnb protections should not automatically be treated as a replacement for appropriate property or short-term-let insurance.

What documents will you need before the property can go live?

Accepted Answer

Depending on the property, we may request evidence of appropriate insurance, relevant safety documentation, access arrangements, owner permissions and other information needed to onboard and operate the Airbnb appropriately.

Do you manage properties outside Oxford?

Yes. We cover Oxfordshire, including Oxford, and the Cotswolds. Suitability is assessed individually based on location, accessibility and operational requirements.
